Seabrook Island Real Estate News

Republican John DuBois long time Seabrook Island resident, former Seabrook Island Mayor and Seabrook Island Town Councilman has declared his candidacy for the Charleston County Council District 9 seat vacated by Paul Thurmond who has elected to run for the U.S. Congress.  District 9 encompasses Seabrook, Kiawah, John’s and Wadmalaw Islands as well as portions of West Ashley and the Charleston Peninsula.  According to Mr. DuBois he feels he has the most experience to handle the many issues facing District 9….management of traffic, controlling growth, fiscal accountability and preserving the coastal culture along with the environment.

A recent issue of The Travel Advisor posted mixed reviews of Rosebanks Restaurant.  Although the food was praised the service received mixed reviews, with one patron leaving after a lengthy wait for service.  My wife and I recently ate there and experienced no issues with the service and feel the food continues to be excellent.  Heges was given excellent reviews for both its food and service.

Akers Ellis Kiawah Island Real Estate and Seabrook Island Real Estate listed three new properties for sale on Seabrook this week, two lovely homes on Little Creek and a Live Oak Villa.  One of the homes on Little Creek offers views of Cherry Point and magnificent sunsets.  The Live Oak Villa is located in one of the most secluded sections of Seabrook island and is priced to sell.

Johns Island Chefs Welcome Kids to Their Restaurants

One of the best things about writing a book on a topic that concerns many people is having an opportunity to meet those people, and passionately discuss the issue. Since publishing “My Two-Year-Old Eats Octopus: Raising Children Who Love to Eat Everything” last November, I have traveled to many cities around the country , talking to parents, grandparents, teachers and caregivers about the kids in their lives, and what those kids are eating.  I attended a chef lunch back in January at Fat Hen restaurant on John’s Island, South Carolina, hosted by another dad chef, Fred Neuville. His five children, all adopted from foster care about nine years ago, came to him not knowing that fresh vegetables even existed. “And now they are all involved in the restaurant and in gardening,” Neuville told me. The fabulous spread at Fat Hen included Hoppin’ John, grilled octopus, corn chowder and garlic spinach. And yes, the kids loved it!

A combination of the new facilities and pricing helped.  We are seeing an up-tick in activity in our office as we move into Spring.

Angel Oak Park on Johns Island South Carolina

Johns Island SC, towering over 65 feet high, the Angel Oak has shaded John’s Island, South Carolina, for over 1400 years, and would have sprouted 1000 years before Columbus’ arrival in the New World. Recorded history traces the ownership of the live oak and surrounding land, back to the year 1717 when Abraham Waight received it as part of a small land grant. The tree stayed in the Waight family for four generations, and was part of a Marriage Settlement to Justus Angel and Martha Waight Tucker Angel.

The Angel Oak is thought to be one of the oldest living things east of the Mississippi River. Live oaks generally grow out and not up, but the Angel Oak has had plenty of time to do both, standing 65 ft high, has a diameter of spread reaching 160 feet, a circumference of nearly 25 feet and with a canopy providing 17,000 square feet of shade. Its limbs, the size of tree trunks themselves, are so large and heavy that some of them rest on the ground (some even drop underground for a few feet and then come back up), a feature common to only the very oldest live oaks. The City of Charleston now owns Angel Oak. There is no charge to view the tree and is a must see when visiting Charleston, South Carolina. Angel Oak Park is open 9-5 daily.

Kiawah Island Real Estate Sales – March – Best in Two Years

Kiawah Island saw the sale of 28 residential real estate executed contracts during the month of March totaling $41.5 million dollars, demonstrating imminent economic recovery in the second-home market.  March’s success represents the best month of executed contracts in two years at Kiawah and a 537% increase over contracts for March 2009.  The real estate activity on Kiawah included sales of home sites, single family homes, and villas across price points spanning from a $275,000 villa to a home valued at $4.6 million.

These positive sales figures come on the heels of a Barron’s article printed in March 2010, which named Kiawah the second-best luxury home community in the United States, behind only Maui, Hawaii. Recognized for its commitment to value and sound long-term investment, Kiawah is poised to lead the luxury residential/resort category out of an unprecedented economic downturn.

Sales transactions directly impact the association’s reserve account through Contributions to Reserves (CTRs), used to fund infrastructure repair and maintenance. CTRs (the one-half of 1% collected by the association on all Kiawah Island real estate transactions) saw an increase in March, totaling $72,708, which brings CTRs within 3% of the amount budgeted year-to-date. In addition, April’s CTRs are anticipated to be approximately $120,000, the largest monthly CTRs since July 2008. (Click here to view the monthly comparison of CTRs from 2001-2010.) CTRs are based on actual closings during a given month ($14.5 million in March), while real estate sales are calculated on executed contracts ($41.5 million in March).
