When the 2012 PGA Championship arrives at Kiawah Island Resort memories of the 1991 Ryder Cub will certainly remain. The infamous Battle by Sea put Kiawah Island and Pete Dye’s designed Ocean Course on the map.  In addition to the Ryder Cup, the Ocean Course and Kiawah also played host to the Senior PGA Championship in 2007.

While the PGA Championship, US Open and Masters often compete for the informal title of America’s Super Bowl of golf, the PGA is revered among those who have dedicated their lives to the sport of golf.  The vast majority of the 20,000 members can only dream of playing in front of the television cameras on a Sunday afternoon but have influenced the game of golf collectively in a way greater than many victories on those glorious final days. And what may come as a surprise to those not very familiar with the game of golf is that the PGA Championship is considered by those who play it to be more difficult simply because the field of players is tougher. Unlike the Masters and the US Open, there are no free passes for past winners, runner-ups and no invitations to play.

The PGA Championship allows the underdog to compete with the champion. The unknown to battle the multi-millionaire.  While previous winners have included Tiger Woods ,Phil MIckelson, Davis Love III, Vijay Singh,  Jack Nicklaus, Ben Hogan, Sam Snead and Lee Trevino, who can forget the surprising John Daley Championship in 1991, a teaching pro from Crooked Stick in Carmel, Indiana.
Or about the fact that out of the past 4 years the PGA championship has been won by a German, South Korean and Irishman.  (put there names in here)   This in the aftermath of 4 years of Woods, Michelson and Singh.   Who will win this year on Kiawah Island?  Tiger or Phil?  An an unknown American or international player that captures our hearts this August.

Kiawah History
The land mass known as Kiawah Island was purchased from Native Americans in 1675 by the English government. For the cost of hatchets, cloth, beads and other products manufactured in England, the sale was completed. It encompassed 2700 acres that were taken over as a plantation by Captain George Raynor in 1699. Although there were rumors that Raynor was a reformed pirate, he was welcomed nonetheless by the people of South Carolina. Shortly after being granted the tract of land by the Lords Proprietors, Raynor divided it into two pieces, selling the second half to Captain William Davis.

Over 100 years later the two pieces of land were united once again by John Stanyarne. Although he did not actually live on Kiawah, but rather on neighboring Johns Island, he used the property for his indigo production and cattle ranching operations. At that time slavery was in full swing and he utiliized dozens of slaves to work the fields. When he passed away, Stanyarne’s estate was valued at $2.5 million. His will requested that the western portion of the island be bestowed upon his granddaughter Mary Gibbes; the eastern section was given to Elizabeth Vanderhorst, his other granddaughter.

The Vanderhorsts lived on the island for many years until their plantation was destroyed by the British army during the American Revolution. However, the family worked hard to restore their plantation to working order and was successful in growing cotton crops for decades. After the Civil War, the Vanderhorst family lost control over their crops and their slaves. The island was eventually abandoned and taken over by black freedmen. One of those former slaves, Quash, became a leader on the island. As one of the few mulatto slaves to ever obtain an education, his family prospered on the island.

It wasn’t until the 20th century that the island started thriving once again. From the mid-nineties onward, the land was sold for private properties and has since become a premiere destination on the east coast. Visitors from around the world make their way to Kiawah Island each year to enjoy the gorgeous weather, unforgettable views of the ocean and relaxed island living.

Flora and Fauna
Thanks to its location in the southeastern United States, Kiawah Island enjoys comfortable weather year-round. No matter the season, you can enjoy long walks on the beach, bike rides through town and nature walks that reveal a thriving wildlife community. The town of Kiawah has employed a full-time wildlife biologist that leads a team of dedicated conservationists to keep Kiawah beautiful all year long. This team has worked with scientists around the world who visit Kiawah to conduct flora and fauna research on the island.
Nature lovers of all ages can appreciate just how much Kiawah has to offer. A stroll down the beach will reveal creatures big and small that will take your breath away.

This small island is home to a wide variety of animals such as the white-tailed deer, gray fox, diamondback terrapin and bobcats. You may even see an alligator or two from afar! Don’t worry, however, since the Kiawah Conservancy and the South Carolina Department of Natural Resources work together to keep dangerous animals from encroaching on land occupied by humans. Visitors and residents alike always marvel at just how close bottlenose dolphins will swim to shore. No visit to Kiawah is complete without a sighting of these playful creatures jumping through the waves.

Along with a thriving animal community, there is a wide variety of plants and trees that can be found around Kiawah. Sign up for a nature tour when you visit the island to explore Kiawah with a trained guide. Depending on the season, you will see diverse flora populating the island and learn what role it plays in sustaining the local wildlife and shaping island life.

Wining and Dining
Situated just a short drive from Charleston, SC, Kiawah has developed a rich culinary community that offers some of the best dining in the world. If you think you are going to experience regular island cuisine, think again. Chefs from around the world have made their mark on Kiawah, many of whom have made the beautiful island their home.

No matter what your taste, there is a restaurant that will delight your taste buds. There are over a dozen spots where you can grab breakfast, lunch or dinner. Some of our restaurants are so well-known that people from Charleston and beyond will drive to the island just to get some fabulous cooking. While no two restaurants are alike, all represent Kiawah in a different way. You will find tons of seafood-inspired dishes, Cajun cooking and “Lowcountry” cooking, a style that is unique to the Charleston area.
Several of the restaurants allow you to take your meals to go or will even deliver to your home or hotel. Businesses on the island realize that when you visit Kiawah, you are searching for peace and relaxation. That is why they make it as easy as possible to find a delicious meal just minutes from your front door.

Shopping
Located just a short drive from your Kiawah Island home is Freshfields Village, a quaint shopping area that features boutiques, restaurants and so much more. It is the hub of Kiawah, where friends and family meet to spent a day of fun in the sun. There is a shop to please everyone in your family, from the tiniest shopper to the marathon shopper.

Unlike other islands that offer shacks selling touristy souvenirs, the shops at Freshfields offer the latest products that are certain to tempt your wallet. You will find shops that will deck you out from head to toe, as well as adorn your new home. There is a bookstore to keep your mind entertained while a local ophthalmologist will ensure that you get to enjoy Kiawah to the fullest. There are plenty of shops that offer toys and games as well to keep even the busiest kid entertained for hours.

Culture
While Charleston enjoys hosting a wide variety of cultural events year-round, the town of Kiawah works to bring many events to their little island as well. There are plenty of occasions to view award-winning films, listen to international musical artists and watch a play performed by dedicated actors. Many of the events are held at the Sandcastle, while others are hosted at Turtle Point, the East Beach Conference Center, the Church of Our Saviour and the Holy Spirit Catholic Church.

During the warmer months you can find live music featured at Freshfields Village every week. Gather up your family and a picnic to enjoy a movie during the summer months at Night Heron Park. Since Charleston is so close to Kiawah, you can enjoy everything that the historic city has to offer just a short drive from your Kiawah Island home.

Turtles, Foxes, Coyotes and Cougars on Seabrook Island

Seabrook Island, SC has Equestrian winners!  On September 9-11, Aiken, SC, hosted a major horse show sanctioned by the United States Equestrian Federation and the South Carolina Hunter Jumper Association.  This show is the culmination for many of the major events and medals in the Southeast region.

The South Carolina Governor’s Cup is the holy grail of awards in the region for equestrian competition and is judged primarily on rider skills.  After a year of qualifying events with well over 100 riders competing from all over the US, the top 15 riders are invited to participate in the 2011 Governor’s Cup final.  Charles Hairfield, Head Trainer and Manager of Seabrook Equestrian, had three riders in the final competition and they all placed in the top ten.  It is an achievement to get one rider in the final, let alone three.

It is too soon to estimate how many coyotes are present on Seabrook.  Until now all of the sightings have been of lone individuals.  It is not know whether these individuals are part of a larger pack, or just a single animal that strayed onto the Island and has been seen in several locations.

Coyotes travel in packs, having one male and one female and their offspring.  They establish and defend their territories, one of the benefits of this is that they are able to exclude completion from other coyotes or other species.

The fox and cougar population will most likely have to adjust to these new inhabitants as the coyotes will become the dominate species.

Typically coyotes will attempt to avoid contact with humans however residents will need to maintain close supervision of family pets, particularly small dogs and cats.  Attacks on pets will be minimized by ensuring that dog and cat food is not left outside.

Overall Seabrookers pride themselves on the emphasis that they and their community place on the protection and conservation of the natural ecosystem they have the privilege to live in.  The assimilation of coyotes into our environment is only natural, and in the end should create an ecosystem that is biologically in balance.

The 2011 Turtle Patrol season officially comes to a close with their annual celebration.  This year’s bash will be held on Thursday October 20th at 6PM I the Live Oak Hall at the Lake House.  BBQ, beverages and other treats will be provided for the hard working patrol as they exchange stories about the 37 nests found on Seabrook’s beaches this summer.

Seabrook Island – A Sense of Place Committee

Seabrook Island, SC is planning for its future having established  A Sense of Place Committee under the direction of the Seabrook Island Property Owners Association.  Chaired by the Vice Chair of the SIPOA board and comprised of individuals with  knowledge of the island’s infrastructure.  The committee is looking five to ten years to the future.  Since the committee has been recently formed no recommendations have come forth as they are still developing topics to be considered.  Suggested topics so far include: roads and traffic, bike paths, walking trails, boardwalks, equestrian trails, parking and shuttles, landscaping and lighting on POA right-of-ways, signage, rules of the road and enforcement, formalization of a road map of these key elements to move forward and formalization of a sustainable and viable financial plan for these elements.  Intangible issues include quality of life, protection and increase of property values, maximization of Seabrook’s extraordinary setting and examination of risks and obstacles.  The board is not looking to start new projects and spend new money on this initiative, but to consider how best to allocate the funds currently available.

Seabrook and Kiawah Island real estate is offered by Akers and Ellis Real Estate and Rentals.

Due to the scope of the issues it was suggested to get the help of an objective third party that has had experience with this type of undertaking.  The American Institute of Architects’ public service group, Regional/Urban Design Assistance Team was invited to a meeting to ascertain if there was a match between Seabrook’s needs and Team’s ability to address these issues.  In summarizing what the Team can offer, they informed the Committee that they have available thirty to forty different disciplines, including architects, land-use engineers and other experts to call upon for their expertise.  Objectivity is guaranteed as their experts serve pro bono and cannot accept a job with a client they serve for two years after a project.  The Team strongly believes in and promotes public participation.  They stated they have the experience to listen to the island’s needs and to develop a process to get the island to where it wants to go.  They cited working with Vail, CO as a project which is similar to Seabrook’s.  The Committee, after some discussion, voted unanimously to apply for R/UDAT assistance.  Next steps, after the exchange of letters of commitment is the Team will return in a month or two for a two day visit to help the Committee define concerns and determine what expertise is needed to guide the planning.  The second phase is public participation.  The final step is an R/UDAT presentation of a report for an action plan which will consist of both text and imagery.  It will suggest immediate action designed to spark the interest of Seabrook, and action plans and strategy to complete short, medium and long-term goals.

Seabrook Island Beach Front Property for Sale

Seabrook Island Beach Front Property for Sale

Breathtaking oceanfront home site on Seabrook Island For Sale. One of only few remaining undeveloped oceanfront home sites. This 3/4 acre parcel is walking distance to the property owners pool and offers panoramic views of the Seabrook and Kiawah beach line. Boardwalk allows easy beach access. Membership to Seabrook Island Club is a requirement of purchase. Seller will consider trades for villas or homes on Seabrook or Kiawah. Buyer to pay 1/2 of 1% of purchase price to SIPOA at closing.

A great place to go for breakfast or lunch is the Golden Cup Café which is located at the corner of Maybank Highway and Bohicket Road in the small shopping center directly across the street from the Piggly Wiggly or as it is affectionately known, the Big Pig. Golden Cup Café serves breakfast and lunch daily with delicious full plates of local stone ground grits, breakfast sandwiches, homemade pastries, potatoes, blueberry pancakes that are loaded with blueberries and just about anything else you could want for breakfast.  Breakfast prices run about $5-$6 while lunches run around $8.  Some favorite lunch specials have been spinach salad with all the trimmings, chicken wraps and French Onion soup.  There is also a full lunch menu from which to choose.  An interesting fact is that new chef, Julia Barstow, was trained by Emeril Lagasse.  She plans to begin offering more specials using local John’s Island ingredients.  Golden Cup Café is open Mon-Fri 7:30 AM to 3:30PM, brunch on Sat/Sun from 9AM to 3:30PM.  They want you to know it’s a “kid friendly” place.

A new addition to our beach entries are three new Loggerhead Sea Turtle learning stations.  As a means to celebrate their 30th anniversary on Seabrook Island, the Seabrook Island Natural History Group collaborated with the Seabrook Island Property Owners Assn. and the Turtle Patrol to place informational signage about turtles to educate the young and the young at heart about our seasonal visitors.  The Natural History Group is also exploring the idea to put education stations about local dolphin and fish and wild life in Palmetto Lake by the Lake House.

The POA reports that the relocation of Capn Sams Inlet (between Seabrook and Kiawah) is moving along albeit at a painfully slow pace.  The amount of time it takes to process the permits is largely determined by how quickly the State and federal Agencies move.

Seabrook Island – 2011 – 2nd Quarter Home and Condo Sales

Seabrook Island Real Estate

Seabrook Island Real Estate

Second quarter 2011 single family home sales on Seabrook Island, SC practically mirror first quarter sales in that eight single family homes sold in the second quarter verses nine homes in the first quarter.  For the same periods in 2010, second quarter sales of single family homes numbered nine houses sold, verses ten in the first quarter of the same year.  The average price per square foot of the homes sold in the second quarter was $269.51 verses $218.95 in the first quarter, the difference in square foot price between the two quarters was the range in prices of homes sold last quarter—that range was between $150,000 and $650,000. This (second quarter) the prices range from a low of $275,000 to a high of $1,400,000.

Second quarter 2011 villa/condo sales showed eight units sold, verses six units sold last quarter where as in the second quarter of 2010 eight units sold.  The average price per square foot of the units sold in this second quarter was $246.90 verses $240.15 last quarter.  In 2010, second quarter average price per square foot was $300.49 and $262.69 in the first quarter.

The take away it appears is that sales are either flat or consistent quarter to quarter and from this year to last year depending on how you care to look at it.  A conservative number to estimate the cost per square foot seems to be in the $240 to $260 range.  On the whole buyers are not showing any sense of urgency preferring to watch, track prices and wait.  Houses, and villas/condos that have sold are normally in excellent condition and priced below their competition.

Another factor to consider in this equation is that currently there are some twenty homes in some stage of construction on Seabrook Island.  With the Seabrook Island Real Estate price to build competitive with the price to buy some are making the choice to build the home they want and are including the latest in energy efficiency.
