Update on the Johns Island Museum.  It was reported that the estimate to move the museum to be approximately $58,000.  It appears there is interest on the part of the City of Charleston Parks Department to move the museum to the Angel Oak area, so the option to move it on to Seabrook Town property may be taken out of the Town Council’s hands.  There are some Town Council members who feel that this is the logical choice for the placement of the museum as it would attract that many more visitors.  The Town Council therefore is delaying any decision on the museum.

Every Friday evening through Labor Day enjoy free live music at the Freshfields Village Green from 6 to 9 PM.  Performing this Friday, June 17th will be Groove Train.  Don’t forget to bring a blanket and/or chairs.

Every Monday from 4 to 8 PM through August 29th (excluding July 4th) a Farmer’s Market will be available at Freshfields.  Items will include produce, packaged foods, arts and crafts and prepared food vendors.  Live music by Brad Henry and Skip Sullins will alternate each week.

Seabrooker Cindy Willis has been selected as the 2011 Grand Marshall for the “Spirit of America” 4th of July Parade.  Cindy is responsible for the wonderful library we have at the Lake House today.  Two years ago this August, she was the one responsible for transferring all the books from the POA to their new location and is the sole person responsible today for the library’s upkeep.  Library Science isn’t Cindy’s background, prior to her and her husband Max retiring to Seabrook she spent her career as an Occupational Therapist in adult mental health. Everyone who knows Cindy is aware of her devotion to the library and to the Lake House.  Seabrook Island is very fortunate to have such a wonderful and dedicated volunteer like Cindy.  Being selected as Grand Marshall is but a small token for all the work she has done.

The Seabrook Island Turtle Patrol eighty-five strong or “Turtlers” as they are known have been very active in identifying, protecting and marking Loggerhead Turtle nests on the island. Early every morning they set out on their trek of the beaches to detect new Loggerhead Turtle nests.  Once a nest has been located they set about the important task of protecting the eggs from predators, those being raccoons, fox and Ghost Crabs.  If all goes well and the eggs hatch, the Loggerheads make their way back to the ocean and hopefully return again to our beaches to begin the cycle all over again.

Seabrook Island 2011 July Sales Up over Previous Year

Seabrook Island Real Estate - Sales of single family detached homes for the month of July on Seabrook Island improved greatly when measured against sales for July 2010.  In July of 2010 only two homes sold, one on Crooked Oaks Lane, SP $675,000 and one on Privateer Creek Road, SP $750,000. The average price per square foot was $212.00.  This past July seven detached homes sold, prices ranged from a low of $307,500 for a Summerwind Cottage to a high of $900,000 for a home on Seabrook Island Road near the beach and on Ocean Winds Golf Course.  One of the homes sold was Bank Owned, also on Seabrook Island Road just past Baywood.  It sold for $375,000.  Calculating the price per square foot with the Bank Owned home came to $238.13/square foot leaving it out of the calculation the price rose to $257.73/square foot.

In July of 2010, two attached (villas/condos) sold.  A two bedroom/two bath Live Oak villa sold for $250,000 and a two bedroom/two bath Spinnaker Beach House sold for $470,000.  The average price per square foot was $286.04.  This July two attached units sold, a two bedroom/two bath Marsh Walk Villa sold for $162,000 and a two bedroom/2 bath Spinnaker Beach House sold for $312,000.  The average price per square foot was $210.

With the summer months and people visiting the island on vacation has given some hope the market will perform as well or at least a bit better than last year.  A bright note is that three more lots have sold this year verses last year (8 in ’10 — 11 so far in ’11).  With the price of building a home as reasonable as it has been in a long time, the number of new homes under construction on the island has gone up dramatically this year.  These are not “spec” homes, rather they are custom built.  All of us hope this is a leading indicator.

Seabrook Island’s Ocean Winds course is selected for “The Dream 18 of South Carolina”

The 15th hole on Seabrook Island’s Ocean Winds course is selected for “The Dream 18 of South Carolina”.  According to Brian Thelan, PGA Head Professional, “.. with two outstanding 18 hole courses designed by two of the world’s most renowned course architects, Robert Trent Jones, Sr. and Willard Byrd, selecting one signature hole is almost not fair.”

The par 3 15th hole on Oceans Winds course captures the beauty and feel of Seabrook Island and the Lowcountry in general.  As players arrive at the tee, they are greeted by calming marsh views both right and left with a winding tidal creek crossing their view to the green.

A large Live Oak tree draped in Spanish moss protects the right front of the green and bunkers can be found front center, back right and left.  The hole plays anywhere from 180 yards from the tips to 75 yards from the front of a tee box which follows the natural contours of the creek.  Soft swirling sea breezes coming from the Atlantic a few hundred yards away add to the challenge of selecting the appropriate club.

Players must choose enough club to carry the marsh but not too much or they’ll find the brackish water hazard just over the back side of the green.  Once on the putting surface, the green sloping back to front and right to left adds to the excitement and challenge of making a good score on the hole.  Certain pin locations can add a stroke to the level of difficulty of this scenic par 3.

A great place to go for breakfast or lunch is the Golden Cup Café which is located at the corner of Maybank Highway and Bohicket Road in the small shopping center directly across the street from the Piggly Wiggly or as it is affectionately known, the Big Pig. Golden Cup Café serves breakfast and lunch daily with delicious full plates of local stone ground grits, breakfast sandwiches, homemade pastries, potatoes, blueberry pancakes that are loaded with blueberries and just about anything else you could want for breakfast.  Breakfast prices run about $5-$6 while lunches run around $8.  Some favorite lunch specials have been spinach salad with all the trimmings, chicken wraps and French Onion soup.  There is also a full lunch menu from which to choose.  An interesting fact is that new chef, Julia Barstow, was trained by Emeril Lagasse.  She plans to begin offering more specials using local John’s Island ingredients.  Golden Cup Café is open Mon-Fri 7:30 AM to 3:30PM, brunch on Sat/Sun from 9AM to 3:30PM.  They want you to know it’s a “kid friendly” place.

A new addition to our beach entries are three new Loggerhead Sea Turtle learning stations.  As a means to celebrate their 30th anniversary on Seabrook Island, the Seabrook Island Natural History Group collaborated with the Seabrook Island Property Owners Assn. and the Turtle Patrol to place informational signage about turtles to educate the young and the young at heart about our seasonal visitors.  The Natural History Group is also exploring the idea to put education stations about local dolphin and fish and wild life in Palmetto Lake by the Lake House.

The POA reports that the relocation of Capn Sams Inlet (between Seabrook and Kiawah) is moving along albeit at a painfully slow pace.  The amount of time it takes to process the permits is largely determined by how quickly the State and federal Agencies move.

Seabrook Island – 2011 – 2nd Quarter Home and Condo Sales

Seabrook Island Real Estate

Seabrook Island Real Estate

Second quarter 2011 single family home sales on Seabrook Island, SC practically mirror first quarter sales in that eight single family homes sold in the second quarter verses nine homes in the first quarter.  For the same periods in 2010, second quarter sales of single family homes numbered nine houses sold, verses ten in the first quarter of the same year.  The average price per square foot of the homes sold in the second quarter was $269.51 verses $218.95 in the first quarter, the difference in square foot price between the two quarters was the range in prices of homes sold last quarter—that range was between $150,000 and $650,000. This (second quarter) the prices range from a low of $275,000 to a high of $1,400,000.

Second quarter 2011 villa/condo sales showed eight units sold, verses six units sold last quarter where as in the second quarter of 2010 eight units sold.  The average price per square foot of the units sold in this second quarter was $246.90 verses $240.15 last quarter.  In 2010, second quarter average price per square foot was $300.49 and $262.69 in the first quarter.

The take away it appears is that sales are either flat or consistent quarter to quarter and from this year to last year depending on how you care to look at it.  A conservative number to estimate the cost per square foot seems to be in the $240 to $260 range.  On the whole buyers are not showing any sense of urgency preferring to watch, track prices and wait.  Houses, and villas/condos that have sold are normally in excellent condition and priced below their competition.

Another factor to consider in this equation is that currently there are some twenty homes in some stage of construction on Seabrook Island.  With the Seabrook Island Real Estate price to build competitive with the price to buy some are making the choice to build the home they want and are including the latest in energy efficiency.

Audubon International visits Seabrook Island to discuss its Sustainable Communities Program

Audubon International visits Seabrook Island to discuss its Sustainable Communities Program.  After visiting all the Club and POA amenities, touring Freshfields, Bohicket Marina and Kiawah Island, Suzi Zakowski, the Society’s program manager outlined what it would require to receive a Sustainable Community designation.  She told the Seabrook Island Property Association’s board of directors that there are three stages which must be completed:  The first stage requires the appointment of a sustainability coordinator, the formation of a steering committee and the completion of an assessment to determine the community’s position relative to Audubon International’s fifteen focus areas as well as a demonstration project.  Stage two requires the community to create a vision for long-term sustainability.  Stage three requires the community to take action and expand both its short and long term goals.  Once these stages have been successfully completed Seabrook Island would receive the designation of a Certified Audubon International Sustainable Community.

Seabrook Island News 05-17-11

Seabrook Islanders are becoming more and more energy conscious as the costs to heat and cool their residences increase.  The fact is that our automobiles are more intelligent than ours homes in that they can tell us when to check our engines, when to inflate our tires and when we’re close to running out of gas.  Currently, most homeowners, check the status of their energy consumption when they look at their power bill, yet the bill doesn’t tell the home owner where all that energy is going and if there is a way to save on that.

Now there is a system available that allows you to evaluate where you are consuming all that energy.  Energy dashboards are the newest wave of measuring energy consumption in your home.  These dashboards provide real-time, relevant data to homeowners in order to change energy behavior.  Here’s how they work.  The dashboard is connected to major units like water heaters and the HVAC system and smaller household items like the refrigerator, washing machine, dryer and lighting fixtures.  The energy usage is then beamed via a wireless device to the dashboard.  Circuit level tracking evaluates the consumption of each individual appliance or fixture, as well as the energy usage of each room and the entire home.  Home owners who have a dashboard can go online or can utilize a mobile device to get up-to-date information on their home’s energy consumption.  The system shows where the home is saving energy and where it is wasting energy.  Additionally, the system will provide recommendations, alerts and notifications regarding energy usage.  The information can also be accessed from a remote location by simply logging in to the system’s website.

The system starts at $499 and more homeowners will save approximately 15 to 20 percent per month on their power bill immediately.

You can learn more about this device at www.teamenergysc.com

For those that love BBQ and beer try the Cherrywood BBQ & Ale House at the end of Governor’s Drive on Kiawah Island and located in the Osprey Point Golf course clubhouse.  This dining facility at the back of the clubhouse is easily accessible and allows dining inside or on the kid-friendly expansive patio that overlooks the golf course course.  The understated elegance of this English Pub also offers the ambiance of a sophisticated sports bar and unobtrusive TV’s and comfortable furnishings.  Cherrywood’s does not take reservations, so you can make a spur of the moment decision to eat there.  The menu includes brisket, ribs or pulled pork served with five specialty sauces developed by the chef (vinegar, tomato, or mustard plus some tangy new creations) served by a congenial wait staff.  A full wine list is somewhat overshadowed by 40 offerings of imported and domestic beers, most of which have been brewed in the Carolinas.  Chicken, burgers, and salads are also on the menu in addition to sides like chow chow, delicious collards, potato salad, and slaw.  A child’s menu is also available.  The prices range from $9 to $14.

Are you a runner or walker who would  like some company?  You can call the Lakehouse and find out about joining the Striders.   The Striders are a fun and social fitness group that meet for walks and runs.  They have currently expanded their meeting times as follows:  Sunday, 10 a.m. (soon to move to 7:30 a.m. due to the heat), Monday at 5 p.m., Wednesday, 9 a.m. and Wednesday, 3:30 p.m.

Please check the weekly POA e-blast or send an e-mail to Nic Porter at nporter@sipoa.org  The Striders are always looking for new people to join in.

Seabrook Island News 04-25-11

Seabrook Island Town Administrator Randy Pierce stated that engineers are currently working on plans for the bike path on the right hand side of Seabrook Island road as one approaches the main gate.  Most of it is pretty simple, said Pierce, but they are still waiting to finalize what kind of barriers will be used to replace the white, reflector-topped stations along the causeway.  Pierce noted that they are currently looking at using railing similar to what Kiawah used on the back side of their bike path.  In terms of when the project will begin, Pierce stated they’ll probably wait until right after the Seabrook Island Run on April 23rd to begin the project.

The Town of Seabrook Island may be the beneficiary of the John’s Island Museum.  Betty Stringfellow said she would like to donate the museum to the Town now that Rosebanks Farms has moved.  The museum, a restored island schoolhouse built in the mid-1800’s contains several items of historic memorabilia.  It was noted that Ms. Stringfellow would make all the arrangements for the move.  Although no final decision has been made as to exactly where it would be re-located an area which seems the most appropriate would be the back of the Town Hall parking lot which would provide for ample parking as well as provide for public access.  The Seabrook Island Natural History Group (SINHG) has expressed interest in staffing the sight.

The restaurant Chez Fish reopens on John’s Island.  Closed since 2008, island residents have continued to call the restaurant throughout the years asking if they plan to open again and if so, would they still be serving the Tomato Basil She Crab Bisque.  The Tomato Bisque will definitely be on the menu as well as She Crab Soup and Pecan Encrusted Black Grouper over rice Pilaf topped with Beurre Blanc Sauce and served with Julienned Vegetable.  Chef Constantin, the current owner, was the original chef for Chez Fish when they first opened in 2003 and stayed on until 2006.  When he heard that the restaurant had closed in 2008, he began the long and radius process of purchasing the restaurant and renovating it from top to bottom, inside and out. The result is a perfect combination of produce stand, fresh fish market and an international fine dining restaurant. When Chef Constantin first decided to reopen he called on an old friend to help him with providing fresh fish and produce for both the market and to supply the restaurant.  Richard Tolbert, a fisherman on John’s Island for more than 25 years as well as an organic farmer with a regular tent in the downtown Farmers’ market, leapt at the chance to return to Chez Fish.  He is currently stocking the restaurant with fresh catches daily, as well as early spring produce.  Along with the restaaurant’s much-in-demand favorites, other menu item will include Curried Shrimp & Scallop Medley with Sweet Pickled Cucumber and Sour Cream; Linguini Casino with Shrimp, Scallops and Mussels in a White Wine Sauce: Bone-In Pork Chop with light Carmelized Onion BBQ Sauce and served with Mashed Potatoes and Julienned Vegetables; and a Crab Cake Sandwich with Spicy Remoulade Sauce for lunch.  Not drawing from any one particular country for its culinary influence, Chez Fish offers a wide variety of selections made with only fresh local ingredients.  The restaurant will be open for lunch and dinner seven days a week.  The restaurant opens at 11 a.m. and the last order will be taken at 10 p.m.  Brunch will be served Saturdays and Sundays and mimosas will be available.  For more information call Chez Fish at 768-8901.
