Second quarter 2011 single family home sales on Seabrook Island, SC practically mirror first quarter sales in that eight single family homes sold in the second quarter verses nine homes in the first quarter.  For the same periods in 2010, second quarter sales of single family homes numbered nine houses sold, verses ten in the first quarter of the same year.  The average price per square foot of the homes sold in the second quarter was $269.51 verses $218.95 in the first quarter, the difference in square foot price between the two quarters was the range in prices of homes sold last quarter—that range was between $150,000 and $650,000. This (second quarter) the prices range from a low of $275,000 to a high of $1,400,000. 

Second quarter 2011 villa/condo sales showed eight units sold, verses six units sold last quarter where as in the second quarter of 2010 eight units sold.  The average price per square foot of the units sold in this second quarter was $246.90 verses $240.15 last quarter.  In 2010, second quarter average price per square foot was $300.49 and $262.69 in the first quarter.  

The take away it appears is that sales are either flat or consistent quarter to quarter and from this year to last year depending on how you care to look at it.  A conservative number to estimate the cost per square foot seems to be in the $240 to $260 range.  On the whole buyers are not showing any sense of urgency preferring to watch, track prices and wait.  Houses, and villas/condos that have sold are normally in excellent condition and priced below their competition.

 Another factor to consider in this equation is that currently there are some twenty homes in some stage of construction on Seabrook Island.  With the Seabrook Island Real Estate price to build competitive with the price to buy some are making the choice to build the home they want and are including the latest in energy efficiency.

Seabrook Island News 04-25-11

Seabrook Island Town Administrator Randy Pierce stated that engineers are currently working on plans for the bike path on the right hand side of Seabrook Island road as one approaches the main gate.  Most of it is pretty simple, said Pierce, but they are still waiting to finalize what kind of barriers will be used to replace the white, reflector-topped stations along the causeway.  Pierce noted that they are currently looking at using railing similar to what Kiawah used on the back side of their bike path.  In terms of when the project will begin, Pierce stated they’ll probably wait until right after the Seabrook Island Run on April 23rd to begin the project.

The Town of Seabrook Island may be the beneficiary of the John’s Island Museum.  Betty Stringfellow said she would like to donate the museum to the Town now that Rosebanks Farms has moved.  The museum, a restored island schoolhouse built in the mid-1800’s contains several items of historic memorabilia.  It was noted that Ms. Stringfellow would make all the arrangements for the move.  Although no final decision has been made as to exactly where it would be re-located an area which seems the most appropriate would be the back of the Town Hall parking lot which would provide for ample parking as well as provide for public access.  The Seabrook Island Natural History Group (SINHG) has expressed interest in staffing the sight.

 The restaurant Chez Fish reopens on John’s Island.  Closed since 2008, island residents have continued to call the restaurant throughout the years asking if they plan to open again and if so, would they still be serving the Tomato Basil She Crab Bisque.  The Tomato Bisque will definitely be on the menu as well as She Crab Soup and Pecan Encrusted Black Grouper over rice Pilaf topped with Beurre Blanc Sauce and served with Julienned Vegetable.  Chef Constantin, the current owner, was the original chef for Chez Fish when they first opened in 2003 and stayed on until 2006.  When he heard that the restaurant had closed in 2008, he began the long and radius process of purchasing the restaurant and renovating it from top to bottom, inside and out. The result is a perfect combination of produce stand, fresh fish market and an international fine dining restaurant. When Chef Constantin first decided to reopen he called on an old friend to help him with providing fresh fish and produce for both the market and to supply the restaurant.  Richard Tolbert, a fisherman on John’s Island for more than 25 years as well as an organic farmer with a regular tent in the downtown Farmers’ market, leapt at the chance to return to Chez Fish.  He is currently stocking the restaurant with fresh catches daily, as well as early spring produce.  Along with the restaaurant’s much-in-demand favorites, other menu item will include Curried Shrimp & Scallop Medley with Sweet Pickled Cucumber and Sour Cream; Linguini Casino with Shrimp, Scallops and Mussels in a White Wine Sauce: Bone-In Pork Chop with light Carmelized Onion BBQ Sauce and served with Mashed Potatoes and Julienned Vegetables; and a Crab Cake Sandwich with Spicy Remoulade Sauce for lunch.  Not drawing from any one particular country for its culinary influence, Chez Fish offers a wide variety of selections made with only fresh local ingredients.  The restaurant will be open for lunch and dinner seven days a week.  The restaurant opens at 11 a.m. and the last order will be taken at 10 p.m.  Brunch will be served Saturdays and Sundays and mimosas will be available.  For more information call Chez Fish at 768-8901.

Seabrookers and their guests are always fascinated by the alligators on the island so here are some interesting facts about their behavior.  During summer months, we often see alligators lying on the banks of ponds basking in the sun for warmth.  But where do they go in the winter?  When the weather is warm an alligator will dig itself a hollow in the mud (gator hole) which becomes filled with water.  This guarantees its access to water at all times.  These underground hollows may be as long as sixty-five feet.  The temperature there remains fairly stable, so the alligator can retreat there in the cold of the winter as well.  They do not bury themselves totally because they need air; they can stay submerged for only 45-60 minutes.  In extreme cold, alligators exhibit “icing behavior”.  Before the pond freezes, an adult will move to shallow water, place its nostrils out of the water, and let its snout become frozen into the ice.  Feeding activity is governed by water temperature, with foraging activity ceasing when the temperature drops below 70 F.  This is because they feed only when their body temperature is warm enough to digest their food which is a steady 89 F.  Alligators are ectothermic, or “cold-blooded” creatures whose primary source of body heat is external and as such require only one-tenth the amount of food that a “warm-blooded” animal does.  Adults will consume up to 20 pounds per week in hot weather, but no food during the winter.

It’s official!  Seabrook experienced the seventeenth coldest winter (December-February) the mean temperature was 46.5 F.  The coldest winter in the last 140 years was in 1977/78 when the mean temperature was 44.2 F. On the flip side last summer (June-August) was recorded as the second hottest on Seabrook in 140 years.  Only the summer of 1998 was hotter.  Berkeley Electric just loves those numbers.

 Seabrooker Mike Morris takes over as Editor of The Seabrooker Newspaper after Sally Schenck and Marcia Hider announced their retirement as Co-Editors.  Mike graduated from UNC-Chapel Hill and immediately went to work with NBC-TV representing the NBC network to national advertisers.  His second career lasted twenty-four years in the capital markets arena with Donaldson, Lufkin and Jenrette, Soloman Smith Barney and UBS/Paine Webber.  Mike and his wife Jane moved to Seabrook in the summer of 2004.  The new Editor promises to maintain the high standards that have been set by Marcia and Sally and ensure The Seabooker will be the most important source for information that all Seabrookers will look forward to reading.

One of Seabrookers’ favorite restaurants is the Fat Hen and it is good to know that its Chef Fred Neuville is hatching some new menu ideas.  First, Chef Fred is expanding his locally grown ingredients to herbs from his micro-greens grown in his kitchen and will be adding more herbs by building planters.  In addition to experimenting with new herb beds, Neuville is also testing out some ideas with a local product composed of crushed, fermented strawberries known simply as “mush”, and is talking with several local farmers about bringing in new ingredients from closer to home.  Currently, Fat Hen buys 98% of their seafood from Crosby’s and they purchase their chickens from Ambrose Farms.  The result of working within the parameters of what’s available locally has inspired some amazing menu items such as sautéed oysters with country ham, spinach and wild mushroom in a cream sauce over grilled bread and a dish that is simply known only as “The Rib” a 16 oz. bone-in short rib cold smoked over pecan wood then steamed over apple cider vinegar, grilled, and topped with pomegranate barbeque sauce.  Chef Fred states that he likes to watch ‘Dinners, Drive-Ins and Dives’ and ‘Man vs Food’ because they encourage him to look at traditional dishes from a new angle.  To learn more about the Fat Hen visit its web site www.thefathen.com

 One of the best things about living on Seabrook Island is its wild life. A recent report states that the Grey Fox is making a comeback after being nearly wiped out in early 2008 by a canine distemper outbreak. In 2009 there were only 31 reported sightings, but in 2010 there were 125 sightings.  The upside to fewer Grey Fox was that the Red Fox began to move back to Seabrook however their stay was short lived as they fell victim to a strain of mange for which there is no cure.  So the Grey Fox population is back to a healthy level, but sightings of the red Fox are now rare.

Seabrook Island Real Estate

What is the status of real estate sales on Seabrook and have home prices hit bottom?  This question is asked almost daily and sometimes numerous times during the business day on and off the island.  2010 sales showed improvement in that median sales prices for single family homes and condos/villas/townhomes did not decline at the precipitous rate recorded in 2009.  Single family homes prices fell 17.6% in 2009 as opposed to 7.9% in 2010.  The median sales price fell from $733,000 to $675,000.  There was no change in the condo/villa market in 2010 as opposed to 2009 where the median sales price remained at $350,000.  All told data suggests that median sales prices are now where they were in 2005, not good news if you purchased your property in the 2005 through early 2007 window.

Although there was a down tick in condo/villa sales 39 units in 2010 as opposed to 41 units in 2009, single family home sales increased from 23 homes sold in 2009 vice 41 in 2010.  The improvement in sales came at the cost of sellers both in increased days on the market (522 days) for single family homes and (430 days) for condos/villas as well as in price per square foot, down  an average of 29% for single family homes and  an average of 27% for condos/villas.  The sellers who felt the largest “hit” were those selling properties originally listed above one million dollars– sixty-six percent reduced their price by fifty percent or more.  Akers and Ellis is a full service agent handling Seabrook Island Vacation Rentals and Seabrook Island Real Estate and home sales.

What’s the take away from this?  Although there was an increase in the number of single family homes sold in 2010 and there was some settling in the average price per square foot, 2011 will remain a challenge for sellers. They will have to be vigilant to ensure that their homes are competitively priced and hope that there will not be a significant influx of homes put on the market as a result of last year’s results.  The window for buyers will begin to close some and they will need to keep an eye on increasing interest rates.

Guests walking the beach on Seabrook Island recently discovered an injured Loggerhead turtle.  Apparently it had been bitten by a shark.  The guests notified the Seabrook Island Turtle Patrol who rushed the injured turtle to the SC Aquarium in nearby Charleston. 

Seabrook Island’s Tennis facility, rated in the top 25 nationally kicked off The Alan Fleming Tennis Tournament Wednesday the 6th of October.  The event will feature 250 of the best senior tennis players in the Southeast.  The tournament will run through Sunday October 10th

Camp St. Christopher, located on Seabrook Island, hosted Shannon’s Hope on Oct 2nd.  Shannon’s Hope, is a bereavement camp which offers children a way to learn how to process and work through the grief after losing a loved one. The children, ages six through fifteen, participated in various activities including games and a nature walk. The highlight of the camp was when the children made kites that told the story of their lives before and after their loved ones passed.

Seabrook Island Golf, Tennis and Horseback Riding

Seabrook Island, SC – The Alan Fleming Senior Open Clay Court State Championships will take place at the tennis center on Seabrook Island from Wednesday, October 6th – Sunday, October 10th.  Everyone is invited to see some of the best tennis of the year taking place at Seabrook.  A number of Seabrook Island Club members will be competing against some of the South’s finest players.  Courtside lunches and grill will be available throughout the weekend.
